Budget vacant home staging in a rehabbed Irvington, NY, condo leads to multiple offers and an over-asking sales price.

Pat contacts me as she contemplates updates to her late father-in-law’s home. She opts to make the alterations prior to rendering a final decision about an investment in home staging.

Pat does an amazing job choosing which projects to tackle, picking paint colors and carpet, and tackling her personal specialty, cleaning. After putting so much time, attention, and money into this fixer-upper, she decides to go all in and finish the job with staging.

We begin with a 2-hour “working” consultation. During this time we review the home, the projects completed, and any remaining projects.

Since we want the majority of Pat’s investment to stay with the home in the form of updates and improvements, two options for staging are given—a luxury and a budget option—the only significant difference being the choices and, of course, the price of the furniture.

The budget option offers very few choices, while the luxury alternative has almost unlimited flexibility. Although Pat really loves the luxury plan, she chooses the budget option, which proves to be a very wise decision in this sellers’ market.

This 2-bedroom, 1.5-bath, 1,456-square-foot, end-unit condo in Irvington, NY, has 4 offers in the first listing day and sells for cash at $27k over the $649k listing price.
