A well-staged home sells for well over asking and attracts multiple offers.

It starts out like any other “working” home staging consultation and ends with many rooms transformed and a plan for the sellers to implement the rest.

Visiting grandparents help support the preparation of the home for sale by watching their young grandchildren so we can all work together.

After one month, AtWell Staged Home is invited to return for a quick final staging, which lasts less than 2 hours, to help guarantee perfect photos. Listing photos have become even more important over the last few years, with online viewing often being considered the first showing.

The young couple who own this home hadn’t planned to move. Actually, this is their dream house. You can see that from the thoughtful kitchen and powder room updates, but an out-of-state job opportunity changes all that.

Ken Wile, their real estate agent, refers them to AtWell Staged Home so that we can perform our magic. We transform this house from one that is disorganized and crowded, hiding many of its great features in spaces that are ill-defined and cluttered, into a gem that shows the home’s real potential.

The first thing we tackle is the decluttering, which really opens up the spaces. This leads to a comprehensive reorganization of the home, especially the first floor, where a space that starts out as a cramped sunroom/playroom is converted into a beautiful home office/den.

With the clutter gone and the spaces defined so that the house flows, we go to work bringing out the hidden beauty in the home. The living room and dining room are redesigned to draw even more attention to the beautiful hardwood floors, becoming just one more of this home’s major selling points.

My most vivid memory of this staging is what happens with a simple idea to remove an area rug from under a queen-size bed. The goal is to make the room appear larger and show off even more of its hardwood floors. This funny adventure leads to all four of us (home sellers, agent, and stager) under the bed fighting to keep the bed frame from collapsing while wrestling the rug out from underneath. (That would have made an awesome YouTube video.)

This 3-bedroom, 1.5-bath, 1,500-square-foot, White Plains, NY, house has 6 offers in its first week on market and sells for cash at $11k over the $679k listing price.
