Carmel vacant home staging helps buyers see the best this home has to offer, leading to a faster-than-expected sale.

Carol and I meet at an open house that I’m helping to host for Pulte Home’s community, The Retreat, in Carmel, NY, a few years ago.

We meet again a few months later when Carol attends our Decorating Your Home to Sell workshop at the Yorktown Library, cohosted by AtWell Staged Home and Denise Giordano of Coldwell Banker.

At that time, Carol is moving from a small house to a new-construction condo that is twice the size and is trying to figure out if she should sell or rent out her house.

Carol initially hires AtWell Staged Home to help her move into her newly constructed condo. And since that time, Carol and I continue to work on decorating this new home—breaking it down into a series of manageable steps.

Our largest task to date is updating the living room with a new sofa, club chairs, and an area rug. We’ve also helped Carol purchase a new kitchen table and chairs, reupholster her dining room chairs, pick out pillows, select window treatments, place accessories, and hang art.

Carol and I have enjoyed working together on every project, and since a home is never “done,” we have had plenty of opportunities to work together to make this home feel warm and inviting.

After a few years as a landlord, with her tenant moving out, Carol decides that it’s the perfect time to sell her old house.

I learn about her plans to sell after we bump into each other while dining at a local restaurant. Since I know the home well, I ask her to give me a call so that I can help her sell fast and for top dollar!

The biggest hurdle for this house is the driveway. It’s steep, to put it mildly. Since there is nothing we can do to change that, it becomes even more critical to highlight this home’s best features and its potential.

Since the renter has moved out, the home is now vacant. We never want to show a home without furnishings, for many reasons, but for this house in particular, a lack of furnishings will make the home appear much smaller than it really is and may confuse potential buyers about the potential use of various spaces in the home.

All necessary repairs are made, and the interior of the home is thoroughly painted and cleaned. To show the home to its best effect and for maximum return on investment, it is staged with a combination of rental furniture and accessories, art, and lighting from both Carol’s condo and AtWell Staged Home.

This 2-bedroom, 1-bath, 1,050-square-foot Carmel, NY, home sells 10 days after listing for $262k, only 2.9 percent below the $269k asking price.
