A year has passed since this Heritage Hills home was last occupied. It’s now time to sell.

The family has pulled out the items of sentimental value, leaving the home fully furnished and ready to be staged.

The executor of the estate, Eric, begins the process by looking online for a staging company and finds AtWell Staged Home. We meet a few days later and begin the project immediately.

Susan assisted in transforming and staging an inherited two-bedroom condo. When we started, the home had been unoccupied for more than a year and was not in great shape.

She eliminated the clutter, advised on fresh paint and fixes, reorganized existing furniture, and added a few new pieces and coverings that made an incredible difference. It looked so inviting that I was tempted to take it off of the market and keep it for myself.

That’s what home seller Eric had to say about the experience and results of staging.

A few days ago I bumped into the condo’s new owner. It’s not often that you get to meet the person who purchases the home you stage, but it has happened a few times.

When he came out to walk his dog, I said, “Hi,” and decided to let him know that I had prepared and staged his home for sale the summer before.

His reaction to the staging was similar to Eric’s. Without hesitation, he told me that it was the staging that made him fall in love with the home. In other words, the staging closed the deal.

He also shared that while he was shopping for this new home, there was another identical floor-plan unit on the market. He viewed both, and told me that there was just no comparison. The other unit left him feeling flat. It also left him with the impression that it required a lot of work prior to moving in.

He also said that even though this unit didn’t have a ton of “stuff” in it, it felt warm and inviting. A very different feeling from the other unit. He fell in love with this home and 9 months later, he still remembers his first impression. And the best part is that he continues to be thrilled and excited about his purchase.

Is the home up-to-date? Not by a long shot. As a matter of fact, this unit has all of the original finishes from when it was built in 1984.

What it does offer him and his family is a move-in-ready home, which they can update on their own time line and which will reflect their personality and style.

And yes, they have plans to tackle the biggest update—the kitchen—next year. In the meantime, he’s grateful that he does not have to rush into tackling such a large project and that he didn’t have to move into someone else’s idea of an updated home and kitchen.

As a foundation for the staging, we painted, removed wallpaper, cleaned, and made repairs, leaving the major updating for him to do at his own pace and in his own way.

This 1,559-square-foot, 2-bedroom, 2-bath Canaan unit in Heritage Hills in Somers, NY, listed at $450k, sells quickly for $455k, or 1.1 percent over asking price.
