Home Staging Connects Buyers to Homes
Home Staging connects buyers to homes through vacant home staging in Carmel, NY.
Recently, I heard a psychologist remark that there is no such thing as a boring person. What makes someone appear boring is really just a lack of connection between that person and others.
Could this be true for houses as well? Are some houses not really dull or boring but instead simply lacking in the qualities that would enable potential buyers to connect with them on an emotional level?
Based on my observations of home sales, this makes sense and it certainly explains why home staging is so effective. Home staging is all about encouraging potential buyers to connect emotionally with a home by transforming “boring” houses into exciting and desirable homes, and this is especially true for vacant homes.
It may seem counterintuitive, but vacant homes (homes with no furniture) take much longer to sell than owner-occupied homes (furnished homes in which people are living).
Why? Because unfurnished, or vacant, homes appear cold, small, dark, and awkward to decorate. Not many buyers can fall in love with four blank walls, even when it’s new construction.
Susan Panny, real estate salesperson for RE/MAX Classic Realty in Somers, NY, and listing agent for Villas at Seminary Hill reaches out to AtWell Staged Home because she knows the impact home staging has on vacant and new construction homes.
The Villas at Seminary Hill is a newly constructed age 55-Plus active adult community located in Carmel, NY. These 1,260-square-foot open-floorplan units feature 2 bedrooms and 2 full baths. A total of 50 units and a large clubhouse are planned.
Susan and I work together to creatively stage what is supposed to be the model unit. However, our intended showpiece does not become the featured display. Instead, it sells as soon as staging is complete and prior to its online debut.
Here’s what Susan Panny has to say about working with AtWell Staged Home:
“Recently, I began a project involving 50 new units in Carmel, NY. My sellers agreed with my suggestion to stage one unit to serve as both a model unit and the centerpiece of an advertising campaign. I needed the help of a professional Home Stager and a colleague referred me to Susan Atwell of Atwell Staged Home.
Susan was very knowledgeable, consistently professional, and just a pleasure to work with. She involved me in all of the major decisions and took the time to teach me a lot about the staging process. This is valuable information that I will share with future sellers.
I thoroughly enjoyed the entire process, which was incredibly effective. In fact, the staging was so beautifully done that the unit sold for asking price even before it was photographed!
I highly recommend Susan to anyone in search of a stager, no matter how big or small their project might be.”
