After much debate, we decide to stay on schedule. The only change is that instead of staging in one day, we anticipate three, as assistants are fearful to work and I’ll need to go it alone.
The first time Rita and I work together is on her own home after she attends our Decorating Your Home to Sell workshop in 2017, held at the Yorktown Library and cohosted by Denise Giordano of Coldwell Banker.
In preparation for final staging, Rita coordinates painting and repairs, while Denise arranges for a thorough cleaning.
To show this vacant home to its best effect and for maximum return on investment, it is staged with a combination of rental furniture and accessories, art, and lighting from both Rita’s house and AtWell Staged Home.
We are also able to take advantage of a few items remaining in the home—a trundle daybed, two small dressers, two stools, a box spring, and two floor lamps—which allow us to stage the secondary bedrooms at practically no expense.
Because the basement is large, we opt to leave it vacant after painting, repairing the floor, updating the lighting, and performing a deep clean.
Rita is stuck in Florida when staging is complete. I send before-and-after photos so that she can give feedback before she returns to see the house in person. Her response is, “Thank you for doing such a beautiful job!”
