Over the years, many people have heard me refer to my style of home staging as speed decorating.
Why do I describe it that way? Because when I enter a home, my initial goals are to try to prepare the home in a day and spend no money doing it.
In other words, we strive to use only what exists in the home upon arrival for the initial—and sometimes only—working session.

At the end of two hours, not only is the home almost completely staged, but we’ve found all the major missing pieces, which include a dining table disguised as a console table and a queen-size bed and frame tucked away in the garage.
We also search the linen closet and kitchen cupboards and are pleased to find bedding for both bedrooms, along with a few additional accessories.
Only a few gaps remain, and Eileen fills those by loaning 4 black dining chairs and two new bath towels. Other than that, we work with what we discover in the home.
As we leave, Eileen lets me know that she’s glad that I was so steadfast when it came to making due with what was in the home as this is now her favorite transformation. High praise indeed as we have staged numerous homes together since 2014 including her own.
The camera shows the differences, but a two-dimensional image can never produce the same emotional response as seeing a well-staged home in person.
The executor actually cries when she sees the completed staging in person. She is especially impressed and pleased that we used all of what her father had in the home and repeatedly states that she wishes it had been like this for him to enjoy the whole time he lived there.
This 1,421-square-foot, 2-bedroom, 2-bath Princeton unit in Heritage Hills in Somers, NY, listed at $649k, has 7 offers and sells on the second listing day for $710k, or 9.4% over the $649k asking price.

What’s the take-home message? You don’t have to do “big” things to get “big” results. Or as this top producing agent always tells her clients during our staging consultations, “Minor changes make major differences.” Many homes can be staged in just a few hours, using only what a home owner already has.
