The Right Way to Stage
There is no single right way to stage a home. The best approach is the one that works for you.
Take, for example, Carol. She owns a lovely 1,900-square-foot family home in South Salem, NY, featuring a lake view and access to excellent schools. However, despite its many selling points, the property has one major shortcoming. A driveway so steep that a parking spot is constructed at the bottom for those wintry days when only a sled could get you to the base.
Undeterred by the steep driveway, Carol turns her attention to how she can get the most from the sale of her home despite this flaw. To kick off her efforts, Carol hires a top real estate agent who suggests home staging as a strategic marketing tool.
After hearing that a friend spent $40K for staging, Carol didn’t think she could afford it, but with the encouragement of her agent and after reaching out to AtWell Staged Home, she decides to give it a try.
For an investment of less than $1K and a single 5-hour hands-on collaborative effort—using only items found in her home—Carol achieves amazing results. She expresses her gratitude in the following note:
“We closed on our house and I wanted to send you a huge thank-you for your inspired advice on our staging.
We couldn’t believe how much more attractive and welcoming our home was after you worked your magic!
Throughout the showing process we had very positive feedback and received multiple offers significantly above the listing price. The final sale was $71K over list.
We couldn’t have achieved that without your staging skill! We’re very grateful for your time, your energy, and your expertise. I’ll definitely recommend you to all my friends.”
Additionally, she shares:
“I’ve given you the highest praise to everyone that I discussed the sale process with.
We are staging converts and do believe it made all the difference!
People were very surprised to hear how reasonable your rates were and impressed by how effective you were at maximizing the existing furnishings.”
New bedside tables, lamps, ottoman, artwork, area rug, bedding, pillows, and plants combine with her remaining items to create a mix of new and old, modern and traditional.
Within days of listing, this 2-bedroom, 2-bath, 1,250-square-foot co-op in Mamaroneck, NY, receives an all-cash offer and sells for $625K, 4 percent over the $599K asking price.
Following the closing, the seller’s text is short but sweet stating, “WOW! The staging was amazing!”
Every home seller deserves to have the best selling experience and to get the best results they can no matter how much—or little—they invest.
Carol and Kim do just that and receive better results than they ever imagine possible. These are just two of the hundreds of staging projects we have customized with our clients using our Stage to Profit® system.
Bottom line, there is no single right way to stage. Home staging services are as varied and unique as the home stagers themselves. What you’re really looking for is the right home staging service, the one that is customized and tailored specifically to you and your needs.
Enjoy these before-and-after transformations of Kim’s project.
