3,500-square-foot home successfully staged in just three hours. How do you do that?

When Lin Crispinelli of Houlihan Lawrence in Somers, NY, calls, I know I’m in for another fun and collaborative home staging project. No matter the home’s style, size, or price point, Lin is a big believer in the benefits of home staging.

Lin attends every consultation and rolls up her sleeves to help implement the changes as they are suggested. We even moved a baby grand piano a few years back – with help from the owners’ family – from the dining room to the sunken family room.

Nothing, not even a delicate and valuable 600-pound musical instrument, can stop us from making these homes as appealing as they can be to potential buyers.

How do we receive such great results staging homes, sometimes in a matter of just a few hours, using only what the home owner already has? We recently performed just such a transformation on a large Colonial in Katonah, NY.

This home is on the market for six months before Lin takes over the listing. After previewing the home and making a few of her own suggestions, Lin brings in AtWell Staged Home to complete the transformation.

On the staging day, after a walk-through of the home to understand the clients’ needs for living in the home while it is on the market, the three of us – Lin, the homeowner, and I – get to work. In three hours we stage every room using only items found in the home.

This home receives an acceptable offer just two weeks after staging and sells for the full listing price of $818k.

The family and formal living rooms are my favorites—and most dramatic—transformations, and the homeowner is thrilled with the speed and effectiveness of the results.

For this formal living room, we find the Eames chair in the basement, appropriate a club chair from the family room, and remove the corner of the sectional to create a large sofa. The homeowner confides in me that she has tried every configuration of the sectional except this one.

Prior to the consultation, Lin asks me to recommend a paint color for the living room. Without seeing the room in person, I ask what color is in an adjacent space. She likes the idea—and the color—knows it will flow well into the living room, and recommends it to the sellers. All other changes, even the removal of window treatments, take place during the three-hour, hands-on session.

The client wonders why I want to see the unfinished basement. As Lin knows, I find the best things in the most unlikely places—basements, garages, attics, even outdoor sheds. In this case, we find the Eames chair, some art, and the space needed to store items not used for staging.

It’s a creative process, and we never stop moving. Sometimes it may seem like I’m scattered, but when a space isn’t coming together quickly, I move on to the next space because I know that by the end of the session all the pieces of the puzzle will come together—beautifully.

To highlight how home staging makes the difference, Lin always uses a professional photographer. Compare the original listing picture with the new listing picture. Subtle, but impactful changes look even more pronounced with expert photography.
