Home Staging: You Had Me at Hello
Home staging has this home buyer at hello with a full-asking-price offer accepted prior to listing.
What a pleasure to work with Susan! I was the executor of an estate with a condo to sell that had not been touched or upgraded in 35 years.
Susan came in and saw the potential of the place, with its big, beautiful windows and sunlight that shone in from all sides during the day. Replacing the carpeting and giving the interior a fresh coat of paint transformed the unit into a gem.
Decluttering and adding decorator touches throughout, using most furnishings and accessories already in the condo, made such a difference.
In the end, I was tempted to purchase the condo myself, as it gave me such a feeling of “lightness” and “ah” as I walked through the front door and saw the bright, airy living space! The condo had been a diamond in the rough, and Susan brought out its brilliance!
Now that I am designing a new house of my own, Susan is part of the design process. Her insight is invaluable in making a house a home.
AtWell Staged Home keeps staging simple. Using our Stage to Profit® system, we begin to transform your space in as little as 2-3 hours.
After our initial “working” session, you’ll know exactly what your home needs to appeal to its next owner. And if more work is required, you can decide how much of the work you want to do yourself and how much you’d like us to handle.
For this project, executor Kirsten takes on the non-staging tasks such as installing new smoke/CO detectors and clearing the home after the sale, while AtWell Staged Home focuses on facilitating painting, cleaning, carpet installation, and, of course, staging.
When the staging is complete, we “reveal” the home to listing agent Judy Johnson of William Raveis Real Estate in Somers, NY, and one of her potential buyers. Even though her buyer wears a poker face, I can tell as soon as she opens the door that she is going to purchase the home. And she does.
This 1-bedroom, 1.5-bath, 967-square-foot Heritage Hills condo in Somers, NY, sells prior to listing for the asking price of $305k. Without staging, this home would have listed for 20k less, at only $285k. What we’ll never know is how long it may have taken to sell.
Here’s what Judy Johnson has to say about being both the seller’s and buyer’s agent for this project:
I recommended that the executor hire Susan to stage the unit before I put it on Multiple Listing, and as I knew she would, Susan did a fantastic job.
Susan arranged for the unit (a 1-bedroom Guilford Model) to be thoroughly cleaned, painted, sorted, and to remove everything she did not need to decorate and stage the unit. She did a fabulous job.
The day before it was to go on MLS, I showed it to a customer of mine and she offered full price, all cash. The buyer was thrilled with Susan’s efforts, and the executor was very happy that I raised the price considerably after the unit was staged.
As the Listing and Selling Agent, I was very happy that I brought about this successful transaction.
