After a failed first attempt to sell, Hastings-on-Hudson home staging leads to six offers and an over-asking final sale price.
Can a home be staged in just a matter of hours using only what exists in the home?
It certainly can, and we do it all the time. Jim and Jill are the perfect case study, receiving incredible results from an investment of less than one $1,000 in home staging services.
Eight months earlier, Jim and Jill list their home for sale for the first time. They remove the home from the market four months later after two price reductions, no sale, and no offers.

The “before” images shown here are of the original listing pictures, but this is not how the home looks when we arrive. Jim and Jill try many different furniture configurations in an attempt to appeal to their target buyer, but nothing feels quite right. This is where the expertise of a professional home stager is invaluable.
The red sectional is in the living room, and the family room is being used as a first-floor bedroom. Because there are 3 bedrooms, all on the second floor, we feel potential buyers will want additional living space, not additional sleeping space, on the main floor.
Additionally, each room on the first floor has a TV—living room (attached to the built-in bookcase), kitchen (mounted over the peninsula), and family room. With only two people living in the home, it’s an easy compromise to eliminate all but the most frequently used TV.
We also eliminate a television in the master bedroom and place it in a less conspicuous position in the newly defined smaller bedroom.
Jim and Jill are committed to the process, and in just a few hours of hands-on collaboration, we establish the most desirable floor plan for potential buyers, choose paint colors for three rooms, and stage as if photos are being taken the next day.
The final touch is to purchase a few new pillows for the sofas and some fresh bedding for the master bedroom. Jim is very handy and paints the kitchen, laundry room, and attic himself.
After staging, this 3-bed, 2-bath, 1,660-square-foot Hastings-On-Hudson, NY, home, built in 1928, is re-listed and sells for $730k, or 4.5% over the $699k asking price. A total of six offers are received in the first week, and this home goes to contract in record time.
