Start with home staging and get it right from the start.

Tony sees an ad for a talk at the library in Patterson, NY. A free workshop titled, Decorating Your Home to Sell (or Dwell). He shares the information with his wife, Tamara. The day after the presentation, Tamara sends the following note to AtWell Staged Home:

“I was at your presentation last night, which my friend and I greatly enjoyed! My husband and I are looking to stage our Carmel house. We would love to have a consultation with you about what we need to do before it goes on the market.”

Within a week, we meet for a working consultation. After 4 hours, we have a plan to stage this 7-bed, 6-bath, 6,500 square-foot center-hall Colonial. After this initial whirlwind of activity and brainstorming, Tamara comments that she loves all the “wonderful ideas.”

Over the next three months, Tamara and Tony work diligently to paint, repair, declutter, and prepare the home for final staging.

When Tamara and Tony are almost ready to list, they reach out one more time for AtWell Staged Home to put on what Tamara refers to as the “finishing touches.”

AtWell Staged Home returns on a Sunday afternoon. Upon arrival, we are greeted with a piece of good news. Tony and Tamara have a friend who is ready, willing, and able to help move some heavy pieces of furniture from the basement to the newly decluttered spaces.

At the same time, I discover that the listing photos are being taken the next morning at 9:30 am. I know that we can finish staging the home, but there’s still a lot to do.

I have to break the bad news. The only way to get this done for the morning is to work late. Really late.

I discuss the plan of attack with Tony and Tamara, and before long we have all come to an agreement. Everyone is now all in!

At 11:15 pm that evening, we’re finally finished. Well, almost. Tony stays up all night painting and making final repairs, and when Tamara wakes in the morning, she and Tony add the final detail—hanging the art we had marked the night before.

Later that day, Tamara writes:

“I can’t believe it actually all got done! I woke up this morning to a beautiful home. Tony said that everything went perfectly with the photographer, and he was able to get some really amazing shots. Thank you SO much for staying so late to get it all done—it truly is gorgeous! I kept walking around and around this morning, looking at everything. The nursery is fantastic—it truly looks like there is a mattress in the crib and not just an upside-down drawer. And the kitchen is stunning! Thank you again. We greatly appreciate all that you did. We’ll definitely be contacting you again the next time we need to sell a house! :)”

Here’s what Tamara has to say just a few days later, after the home is listed:

“Our Realtor says we’ve had a crazy number of views since the listing went up. We had our first showing last night, and we’re expecting an offer either today or tomorrow. Everyone comments on how beautiful the house is—and that was all you! Thank you again for everything you did!”

Multiple offers are made, but the first, and accepted, offer comes only 4 days after listing. This home quickly sells for $760,000, just 5% below asking. From list to close is just 69 days. An incredibly fast turnaround.
