Many people enjoy living in Heritage Hills so much that it’s not uncommon for residents to relocate within this 2,700-unit, 1,000-acre community. Sy is doing just that, staying in Heritage Hills but simply relocating to the “other” hill.
Sy’s current unit is spacious and bright and has a large bonus room for his office, but the new space is all on one level, and as anyone who lives in Heritage Hills knows, a lack of stairs is a highly prized selling feature.
Before choosing a Realtor, Sy seeks a home stager to give him a head start on the preparation of his home. Hearing about me through a mutual business acquaintance, we discuss his unique project by phone. At the end of our conversation, Sy chooses to move forward with a working consultation.
To minimize his staging investment and maximize his budget for painting, cleaning, and fix-ups, Sy agrees to leave some furniture, art, and accessories behind for use in our staging plan.

The bad news is that the inspection identifies some unknown structural issues with the bedroom ceilings’ radiant heating system. The good news is that the radiant heat is the responsibility of the condo association and not the home owner. It takes a bit of time and disrupts the selling process, but all is fixed at no cost to Sy.
This 2-bed, 2-bath, multi-level, 1,600-square-foot condo in Heritage Hills finally sells for just 3% below the original asking price of $427k.
