Pelham Home Staging: Showing Potential

by Home Staging Success Stories2 comments

Pelham home staging shows the potential of this large estate and leads to a full-price offer 3 days after listing.

In Pelham, just a short walk from the train station, are twins. Well, twin homes, I should say, mirror images of each other, sharing a common driveway.

Both homes, coincidentally, go on the market within a day of each other.

Which one sells first—Home A or Home B? You might just be surprised.

Home A has a spacious glass-enclosed breakfast and living space, Home B does not.

Home A has remained basically unchanged for the last 40-plus years, while Home B has been recently updated.

Home A is priced to sell, Home B is not.

Home A, my client’s twin, sells the first listing week, while Home B is still on the market as of this writing.

Does price play a role in home staging? Absolutely. As I always tell my clients…

There is no amount of home staging
that will ever make up for
a home that is overpriced.

Rick is tasked with the sale of this, his family home, after his mother passes away. It’s a daunting task, with so much to handle all at once.

Where do you start, what do you do, and how much time and money do you invest? These are the questions most often asked by home sellers.

Rick is smart and begins by reaching out to a former coworker and friend turned real estate professional. His friend refers him to AtWell Staged Home, knowing that we specialize in preparing owner occupied homes, including estates, for the market.

Rick manages the work, but before beginning any projects, gains advice, clarity, and a plan from AtWell Staged Home.

How do you stage a home without a major paint job, upgrades, and the most current look in furniture? Simple. When there is little to no budget, start with what you already have to make the home feel move-in ready.

A deep clean, defining each space, removing distractions, and creating a warm and inviting environment are job one. And that’s the key to achieving this fast sale, small investment in home staging, and phenomenal return on investment. It’s all about showing potential.

This 5-bedroom, 4-bath, 3,600-square-foot, Pelham, NY, home built in 1910, has a full-price offer only 3 days after listing and sells for $908k, or 1.8%, below its $925k asking price.

A few weeks ago I receive an email from Rick, updating me on the sale of his family home. Here is an excerpt from his mail:

“I thoroughly enjoyed working with you and your assistants. You were clearly knowledgeable, had a vision, and were without a doubt on my side. You saved me money by using my furniture to show off my home’s best features, were willing to get your hands dirty, (not avoidable in my home!), and are well worth every penny!

My home received a full price offer after being on the market for only 3 days! (Compare that with the nearly identical home next door that wasn’t staged and is still on the market after 5 months!)

I know that other factors go into the sale of a home, but during open houses of both homes, I was hearing comments from people that they liked my home better because of the ‘feel.’ I attribute that to YOU, Susan.

Considering carrying costs, worry, and the fire that you lit under my butt to get things done, you were, by far, my BEST INVESTMENT. You were the best part of dealing with my personal tragedy.

Thank YOU again for your assistance, friendship, and expertise in preparing my home for sale.”

Pelham, NY

Most people who sell an estate think the best approach is to empty it prior to listing. But emptying the home and selling it “as is” would have been a huge and costly mistake.

Rick would most definitely have lost thousands in the form of additional monthly holding costs (taxes, gas, electric bills), a slower sale, and of course, a lower final sale price.

Showing this home’s potential gives the impression that it is move-in ready, expanding the pool of potential buyers, which ultimately leads to its fast sale.
