Planning Ahead for a Profitable Home Sale
Planning ahead for a profitable home sale, these home sellers start their staging a year in advance, leading to 6 offers within days of listing and a final sale at almost $100K over asking.
One thing I discover is that the majority of home sellers will live in their homes while they are on the market.
I also learn that most home sellers don’t want to spend a lot of money on décor but are willing to make sound investments in the things that will stay with a home, like paint, repairs, and a thorough cleaning.
They also want to live and function in their home and have it continue to feel like their own.
And above all else, they need the staging done quickly, efficiently, and with the greatest return on their investments of time and money.
A more generic name for this type of staging is “Occupied Home Staging.” This term applies to any owner-occupied home (or estate) that is staged with the home owners’ own furniture, art, and accessories.
After following our newsletter for a few years and attending our Decorating Your Home to Sell (or Dwell) webinar, home owner John reaches out to AtWell Staged Home.
John and his wife are recent empty nesters with plans to downsize. They want to do the majority of the work themselves, especially the painting, while enjoying four final seasons in their home.
In a year, when they plan to list their home for sale, they want it to sell quickly and for the most money possible. Since they love their home and are in no hurry to leave, the changes we propose will work for both selling and dwelling—allowing them to enjoy these updates along the way.
It takes just two visits to support these sellers in staging their home to sell. We begin with an initial 3-hour “working” consultation. Almost exactly a year later, we visit for a 6-hour workday where we put everything in its place. Three weeks later, on the morning of photography, everything is neatly wrapped up with a quick walk-through and primp.
Within days of listing, this 4 bedroom, 3 bath, 3,000-square-foot home receives 6 offers and sells for $1.1M, or 9.5 percent over asking.
No matter when you begin—a year, a week, or a day in advance—all homes can be staged using just what is in the home. We do it all the time, and it’s called Stage to Profit®. We stage it and you profit.
Here’s what home seller John had to say about the process, experience, and results:
“We approached Susan about a year before we planned to list our house to get her input on what furniture and accessories to keep for staging and what to get rid of. We especially liked her idea of staging the house using things we already own. When we were ready to list the house, Susan came in for the final staging, which took just a few hours. It was a pleasure working with her, and we are very pleased with the results.”
