The reality is that if Mary had told me she needed to list the house the next day, we could have done it. Would she still have had a bidding war? We’ll never know. What Mary does know is that she wants to sell quickly and receive the most she can for her home. And since she is planning a year in advance, she would like to enjoy the changes along the way.

After our initial consultation, Mary starts by painting the yellow sunroom white. She writes to express how much she is enjoying the updated space, especially the airiness of the new shears and how well they frame and highlight the outdoors. And as a bonus, guests who have seen the updates express how much larger the room looks.
The only real negative with the house is that you have to walk through another bedroom to get to the master. There had been a door between the sunroom and master when she purchased the home. Agent and stager agree that reinstalling the door is a good investment.
After implementing the suggestion to set the patio up as two areas – one for dining and one for lounging/sitting – Mary tells me how pleased she is with the outcome and how the patio actually looks bigger just from that minor adjustment.
