Can a home really be staged in a single visit? Yup! By working collaboratively with our clients we do it all the time!
When starting this business in 2008, I thought there would be more than enough time to stage each home. You know, like at least a month. It wasn’t long before I learned that this is rarely the case.
Home sellers and their agents generally want to list quickly. For this reason, we began specializing in hands-on “working” consultations that allow our sellers to list as soon as the next day.
Our unique approach is favored by home owners because they can make thousands of dollars extra with an investment of just a few hundred. And real estate agents love it because there is no faster path to getting a home on the market…and sold!
The idea for this system, which I call Stage to Profit, was born during a consultation with co-listing agents Lin Crispinelli and Chris Will.
Wanting to spend their marketing money wisely and having a reluctant home seller at that time, agents Lin and Chris implement changes as they are recommended. Many rooms are transformed on the spot, others after the 3-hour consultation concludes.
End result for that home in Lincolndale, NY, in 2009? Multiple offers within 5 days of listing and a final sale price just 4k below the $449k asking price. Not bad for a lousy market.
Fast-forward to ten years later, the end results for our most current project are comparable to that memorable 2009 staging.
Our approach for this home is similar, but due to the large quantity of furniture in this home, we are able to rearrange only the smallest bedroom during the initial consultation.
Instead, we walk-and-talk our way through this home with clients Anne and Eric taking notes. We also leave a drawing, indicating where the furniture should be placed for each room. This initial consultation takes four hours.
When I return for a final review of the home, I’m beyond impressed with Anne and Eric’s attention to detail. Based on the instruction given, they do an amazing job, and it takes just one hour to add the final touches.
This 4-bedroom, 3-bath, 2,300-square-foot, Somers, NY, house has its first offer within 10 days of listing and sells for $625k, just 3.6% below its $649k asking price.
