Stage to Profit®
The fastest path to "Sold!"for Real Estate Pros
With this system, which is perfect for homes of all sizes and price ranges, there are no extravagant alterations or expensive makeovers required. Your sellers can use what they already have so they can list and sell quickly.
Plus, this system makes it easy for sellers to stay organized and be ready at a moment’s notice so they never turn down a showing. Sweet!
We start with a hands-on working session where we begin transforming a home on the spot.
By the end of this session, we’ll have completed as much staging as possible and, if necessary, create a powerful plan for the rest.
Stage to Profit is the answer if you’re…
- Embarrassed by some of your listings. (You know the ones I am talking about.)
- Frustrated with listings that linger, don’t grab your target buyer’s eye, and get no—or low—offers.
- Tired of being blamed by your clients because their home isn’t selling.
- Dreading going to your sellers to ask for yet another price reduction.
It’s time for a fresh approach.
Stage to Profit is a simple, easy way for your sellers to transform the look of their home so it sells fast.
Stop sweating the details and do what you do best…SELL! We’ll handle the details so you don’t have to!
When’s the best time to start?
Now!
Before your seller:
- Empties a furnished home.
- Paints rooms the wrong color.
- Makes unnecessary repairs or updates.
- Or purchases things they don’t need! (Such as new carpeting because they didn’t know those hardwood floors are more valuable than new carpeting. Sigh.)
Let us do our magic before any time or money is wasted on unnecessary or ineffective updates, work, or repairs.
We’ll help your sellers:
- Focus on making the most important updates with the highest ROI.
- Cut through the client confusion and overwhelm…and get their home on the market faster.
Let’s team-up and get your clients’ homes sold fast and for a phenomenal price.
Step 1
Get ‘em warmed up!
Be sure to talk about the value of staging during your listing presentation so your clients know this is one component of your success. No need to quote fees, or even use the term “home staging.” Just relay the importance of properly preparing and showcasing their home for sale.
Step 2
Pass the ball.
Once you’ve warmed ‘em up to the benefits of staging, send your sellers to my website and recommend they give me a call. (You know the drill, we all love referrals.) I’ll ask them questions and learn all I can about their unique project…and explain how we can help turn decorating into dollars.
Step 3
Book a working consultation.
This initial working session, which is set up by the seller and takes place in the seller’s home*, runs anywhere from 2-6 hours. For many, a single working session is all that is needed. *Call or email us to learn about our virtual consulting services.
Step 4
Get it done!
At the initial working consultation, we’ll transform the home on the spot. We’ll rearrange furniture, art, accessories and get the home photo-ready…as if photos are being taken that very day. Plus, we’ll create a whole home evaluation and plan for staying organized and ready for showings at a moment’s notice. If necessary, we’ll also make a plan for anything we don’t finish.

“What my homeowners and I appreciate most about Sue is her creative vision and her focus on cost-effective modifications.
She has the unique ability to utilize what is readily available in the home and transform my seller’s properties into, what I like to call, the “GEM on the market.”
Thank you Sue for another quick and successful sale!”
“Though it was bittersweet, our home was terribly underutilized, and it was time for us to downsize! This house had served our family very well for almost 30 years, and we were hopeful another family would love it and make great memories here just as we did!
Our first big step forward was to hire a savvy real estate agent who advised that we meet with a home stager well in advance of our target listing date. We then met with you in the fall to make a plan for preparing our home for a spring sale. We were so impressed with your suggestions and feedback on our ideas. Your approach saved us time and money because you worked with the furnishings we already owned to show off each room optimally and you recommended against some cosmetic improvements that we were planning to make, which would not have given us a good return on the investment of time or money.
We loved the results! Our agent said the house was perfectly staged, and he did not change a thing! Also, we received glowing comments from family and friends about how beautifully our house was presented. I am convinced that an independent perspective is indispensable—and yours certainly was! When it’s your own home, you’re just too close to see it through the eyes of a potential buyer.
We had 6 showings in the first 10 days after the listing and successfully sold much faster than we expected. Thanks again for all your help. I really enjoyed working with you…one perfectionist to another!”
“Home stager Susan Atwell is my secret weapon for successful sales and happy home sellers. Minor changes in a home’s appearance can make major differences in its appeal to potential buyers. Susan knows exactly how to use what the home owner already has to transform a home, leading to faster sales and higher sales prices. It’s not unusual for a home seller to be intimidated or nervous at the thought of having a stager in their home, but Susan quickly puts them at ease. In just a few hours she collaborates with the seller for a quick, highly effective, and, more importantly, still livable transformation that everyone, especially buyers, will love.”
“It was such a pleasure working with you to stage our home. You made extremely effective changes, and we accomplished so much in just 4 hours!
We listed the house and had 8 offers over asking in the first week.
We can’t believe how quickly it sold and truly believe it was all due to the staging.
Thank you so much for your efforts!”
“As a real estate team with decades of experience between us, we know just how important staging is to a listing. We have been recommending Susan to our sellers since 2009 and will continue to do so. She has an extraordinary eye and an innate sense of what appeals to buyers in the current market. She works with sellers using what they already have and within their budget as much as possible. It is always a delight to see the before-and-after photos.
Susan has gone above and beyond quite often, including making arrangements to work remotely on this Poughkeepsie, NY, home during the recent lockdown. The homeowners took her with them room-by-room via a Zoom call and followed her guidance meticulously to get the house ready for sale, which is no easy task with small children. Due to her advice, the house sold within the first listing week with multiple offers.
We cannot stress enough how important Susan’s services have been to us and our clients. Staging makes all the difference when marketing a home and we will continue to turn to AtWell Staged Home for all of our staging needs.”
“It’s been wonderful getting to know you and working with you over this past year. I really appreciate all you did, your recommendations, money-saving tips, and willingness to focus on the areas of most concern to us. We very much enjoyed living in our refreshed home.
I’ve got great news. We sold our home! If you recall we went on the market February 1. By February 16 we had two parties bidding on the house. That got us just over asking!! We couldn’t be happier!
A year ago, when I searched to find a home stager, one of my top priorities was to find someone who used what people already had in their home. I could see from the before-and-after photos on your website that you fit the bill. Using much of what we already had saved us money and allowed us to invest those savings into higher-return projects like painting.
We learned so much from you. You made the process fun and collaborative. Thank you! We couldn’t be more delighted with the results. It feels like a new house. As one of our neighbors said, “Why do we do this when we’re moving out, we should do it when we’re moving in.” She is so right! Can you help us move into our new home?
Thank you again for helping us show our home in its best light and generating so much interest in our house.”
“From the first time Susan and I worked together to stage a small 2-bedroom home in Shenorock, I knew we made a great team. Since then, I strongly encourage all my home sellers to stage their homes because every home can benefit from Susan’s expertise. Susan’s staging helps these homes show better, sell for more, and get on the market sooner. I love getting hands-on in the process and seeing how quickly Susan can transform a home, often in just a few hours. This experience has turned me into a huge believer in home staging after so many quick sales and satisfied clients.”
“I now know firsthand that you are an excellent captain of the ‘Sale’ boat (ooh see what I did there hahahaha). Closed on my house last week.
You made it happen!
It was a bumpy road, but we ultimately sold to the people who made their offer within the first 48 hours that the house was listed. (In between, of course, we drafted contracts for the second-offer buyers–made within one week of listing–because they were higher, but it turned out that they had a difficult time retrieving their funds from the OTHER house they were already in contract with…so the second-offer people didn’t work out. But luckily, the first-offer people hadn’t had time to go far, and they were still very interested, so it all worked out in the end.)
Looking at the ‘before’ pictures – what a credit to your vision. Distanced from it now, it’s even more impressive that you could see beyond the RIDICULOUS amount of stuff that was strewn about the house. Thank you, thank you, thank you!”
“Susan, you did an amazing job transforming our messy house with its existing mismatched furniture into a cozy and chic home. You have great taste and a true talent for home decoration.
It was such a great pleasure working with you to stage our home! I enjoyed the time spent with you very much, and I have learned a lot about decorating from you.
I am waiting for our Realtors’ reactions when they see the home. I know they will be WOWed!
We will need your consultation for our new house. I will talk to you soon.
Thanks again for your super awesome work!”
“I’ve worked with Susan on many listings over the years.
She has a heightened sense of style and a great eye for detail both of which result in a home that photographs well and shows beautifully.
Her staging skills can be counted on to generate multiple showings within the first few days of listing.
Susan is my go-to professional stager.”
“I thoroughly enjoyed working with you and your assistants. You were clearly knowledgeable, had a vision, and were without a doubt on my side. You saved me money by using my furniture to show off my home’s best features, were willing to get your hands dirty, (not avoidable in my home!), and are well worth every penny!
My home received a full price offer after being on the market for only 3 days! (Compare that with the nearly identical home next door that wasn’t staged and is still on the market after 5 months!)
I know that other factors go into the sale of a home, but during open houses of both homes, I was hearing comments from people that they liked my home better because of the ‘feel.’ I attribute that to YOU, Susan.
Considering carrying costs, worry, and the fire that you lit under my butt to get things done, you were, by far, my BEST INVESTMENT. You were the best part of dealing with my personal tragedy.
Thank YOU again for your assistance, friendship, and expertise in preparing my home for sale.”
“I have so much success with Susan Atwell of AtWell Staged Home. Susan works magic in any house. She sees a home through the eyes of a buyer and always makes the changes that most increase the home’s market appeal.
Susan has staged homes for me at almost no cost to the home owner, by rearranging rooms and furniture, moving or replacing art-work, and painting select walls. She has changed the flow in a beautifully furnished home to make it far more inviting and gone as far as a complete renovation, including selection of a color scheme and renting furniture.
In every case, there is no doubt that Susan is able to get every home she stages for me sold faster and for a higher price.
I am so convinced that Susan makes such a significant difference that I cover the initial 3-hour home staging consultation fee as part of my services as a listing agent.
Susan is the best professional home stager I know. In addition, she is both delightful and a pleasure to work with.”
“After one afternoon with you, I was able to put your staging expertise to work and quickly transform my condo to sale-ready.
It sold after being on the market for only two weeks, at a price that was nearly $20,000 over the original asking price before we worked your magic. Thank you, Susan!”
“Bringing Susan in to stage is always a good idea and a great investment, given the results.
She transformed and prepared this house for sale with a lot of decluttering and reorganizing, especially on the first floor of the home. The sunroom, which was way too crowded, ended up a perfect office and the living and dining rooms were also redone to show off the beautiful hardwood floors.
It was an amazing transformation, and my clients and I could not be happier with the results. There are multiple over-asking offers on the home, and we are convinced that the expert staging is responsible for this outcome.”
“This wasn’t the first time we tried to sell our home, so we were open to new ideas. One of those ideas – suggested by our agents – was home staging.
At first I was a little hesitant. To be honest, the idea of someone coming through my home and critiquing it made me a bit nervous and uncomfortable. But Susan dispelled all those fears and made me feel totally at ease. (The fact that she kept telling me I had good taste didn’t hurt either!)
After all the staging was done, I wondered why I had ever been nervous. It was a lot of work, but overall the experience was enjoyable. And now I’m looking forward to buying a new home – in the area.
We already plan to invite Susan to help from day one, so we may enjoy the home to its fullest the entire time we live there, not just when we are getting ready to sell.
I also appreciated the fact that Susan used what we already had, and kept expenses to a minimum. After this experience, I would not hesitate to stage and look forward to working with Susan again when we purchase our new home.”
“Working with Susan to prepare a home for sale is a fun and rewarding process. She has the rare ability to transform a home just by moving furnishings and accessories around. She may ask the homeowner to make a few small purchases, such as fresh towels for the bathrooms or slip covers for a dated couch, but she has a talent for using only what is in the home and making it look fabulous and inviting.
Susan definitely helps me achieve my goal, getting the homeowners the highest possible price in a timely fashion.
Susan, you’ve got that magic touch!!”
“We are thrilled to share that we signed a contract for the sale of our house. While the market is not great in our price range, all you need is one family that can envision your home as their own. The work you did to help us purge/repurpose 30 years of stuff and arrange the rooms to best showcase what our house has to offer was undoubtedly a factor.
I learned a lot from seeing our house through your eyes, and I even enjoyed sliding furniture with you to find the right look for each room.
Also, I see you are doing a series of workshops—kudos to you! I am going to recommend these workshops to my friends.
Thanks so much.”
“It takes a person with a rare combination of skills to help someone prepare their beloved home for sale in a limited time and as economically as possible. To do what Susan does requires a combination interior designer, accountant, and project manager. It also requires empathy, something that you don’t learn in school, to help sellers complete the work that needs to be done while simultaneously navigating the emotional roller-coaster that comes with selling their long-time home. This remarkable combination of high-tech and high-touch is why the Gino Bello Homes Sales Team—and our home sellers—love working with Susan Atwell of AtWell Staged Home. The sales team agrees that her work is exactly what buyers are looking for today when purchasing a home, and our sellers consistently tell us how happy they are with Susan’s work, as well as how comfortable they feel working beside her. We greatly appreciate everything she does!”
Susan appeared at exactly the right time with advice on transforming the home for sale. In addition to my to-do list, we agreed that Susan and her assistant would return for a day and do furniture and art rearrangement, etc.
They came and transformed the home quite dramatically—I am still trying to arrange my possessions nearly as well in my new place! I believe that the work Susan did and the knowledge she imparted to me on showing the home properly were crucial to the quick sale. It was money more than well spent.”
Everyone has commented on how nice the house looks. The photographer kept saying, ‘Thank you so much for having the house look this nice. You would not believe some of the messes I have had to shoot around.’
Susan, I know we paid you, but these days I have almost gotten used to not getting everything I think I have paid for. You were a wonderful exception to that trend. Your suggestions made this home literally pop out in the eyes of the agents and prospective buyers. Even those who wanted a center-hall colonial instead commented on how wonderfully the house showed.”
