In most cases, this would make staging more expensive, but since they are moving more than 2,000 miles away to a completely different climate, they will not be taking all of their furniture, art, lighting, and accessories with them. And for the sale of this home, that’s a good thing.
With limited furniture remaining in the home and a restricted budget for furniture rental, we opt to leave both the spacious basement and largest bedroom vacant.
We are able to keep the rental cost to about $100 per month for a twin bed in the smallest bedroom, a few lamps, a couple of chairs, and a side table. All other pieces are Eryn’s.
Have you heard it said that “your first offer is your best offer?” Well, this home sale proves that statement true once again. Two days after listing, the first offer is made at $280k. Even with 5 more offers following—3 at full asking price—the first offer leads to the final sale.
This 2,000 square-foot, 3-bedroom, 2-bath, high-ranch in Carmel, NY, listed at $309k, sells for $293k, just 5.2% below asking price.
So even if you think an offer appears low, it’s a good idea to keep the door to negotiations open, as things can change.
